Vote No on No.6 ! Yes on Portability !

Constitutional initiative No. 6 to raise the homestead exemption from $25,000 to $50,000 sounds attractive at first glance, but it is not.  It actually shifts the tax burden further from Republican \ rural Florida where property values average around $100,000 to Democratic \ urban south Florida where property values average at just under $300,000.   Didn’t you wonder why this proposal is the same as Charlie Christ's tax "reform" plan?   In typical Republican fashion,  this would give rural republicans a tax break of 50% and urban Democrats a 25% reduction.  Worse though is that the remaining, non homestead,  properties have to make up for the deficit.  These are properties such as rental apartments and small businesses.This year rental properties saw soaring tax increases as their rental units were assessed as if they were condominiums for sale.  The average price of a condominium / Townhome in Broward was $250,532 in September 2006 according to the Greater Fort Lauderdale Association of Realtors [http://www.r-world.com/aboutus/inthenews/salesstats/] which yields an annual property tax of  $4,983 per unit or $415.25 a month!  At the same time average rent on a 2 bedroom is $752.00 a month [http://www.city-data.com/county/Broward_County-FL.html]  making ad valorem tax 55% of the rental revenue.  If taxes on rental properties continue to increase at their present rate, neither landlords, nor tenants will be able  to afford to be in the south Florida rental market.Homesteaded properties are already adequately protected.  Now we need to protect renters and small business owners from run away taxes, not make their burden even heavier !  PLEASE SUPPORT THE PORTABILITY BALLOT QUESTION ON NOVEMBER 7th, 2006.Broward voters will get to voice their support for Save Our Homes "portability" in a November non-binding referendum. Please join Property Appraiser Lori Parrish in supporting adoption of a new constitutional amendment allowing homesteaded owners to move their sheltered Save Our Homes value from one primary residence to the next one in the same county under a governmental “local option.” This concept could provide freedom and tax relief for many families. If you support this idea, vote FOR portability in the November straw ballot ... and send a loud message to the Florida Legislature to place this important constitutional amendment on the 2008 statewide ballot. Sorry little old lady in rural N FL is voting yes on 6 - double homestead exemption?  Can't say no :~) to that!
